When a polished lumber executive arrives to buy the land surrounding the Woodchuck Estates trailer community, the residents quickly realize something isn’t quite right. As secrets unravel and eccentric neighbors collide—including pageant queens, pirate wannabes, an overzealous HOA president, and a mysterious newcomer—the chaos builds into an unforgettable evening of comedy.
